This ~1300 sq ft. 3bedroom 1 bath apartment is minutes from downtown Buffalo NY full of entertainment . Plenty of restaurants within walking distance. House is on a quiet residential street with limited street parking. Very friendly neighborhood.


Main bedroom features a queen size bed with a 44 inch smart Roku tv. The other 2 bedrooms feature twin size beds. Each Twin Bedroom has 42 inch Roku Smart TV. Kitchen has stainless steel appliances and cookware available. Free WiFi provided. Covered front porch with patio furniture. A/C available. 50 inch Roku smart tv in living room as well. HEPA filter air purifiers in dining and living room.


I live downstairs and always prefer to meet tenants for check in. Otherwise, lock boxes ensure there’s no need to coordinate schedules for self check in.


Home is cleaned and sanitized after every stay.


No cigarette smoking in apartment, outdoor on covered porch only.


420 friendly consuming inside apartment.

Security cameras available for safety on premises.

You will receive the lockbox code the day of reservation. The Lockbox is to the right of the front door. Once you enter the code, please pull and retrieve the key. Once inside the front door, the door to the left leads upstairs.

We are always open to meeting guests. It is not required though. We have a lockbox for no contact if needed.

CANCELLATION

Guests have the right to a full refund if cancelling within 24 hours of booking. Within 14 days of arrival , Guests receive a 50% refund. After this time, the full cost of the booking will apply.
