N-40 is an off grid home with all the comforts of any town home, including bathroom, full kitchen, and screened area with one bed behind it. Relax and unwind in the mountains with epic views of the King's Range, beautiful sunsets. Explore the famous Lost Coast and experience the Honeydew Highlands.


This property is suitable for a psychedelic retreat, with an open upstairs loft area in a separate building, with space for 10 mattresses, an outdoor area that can fit 10 tents, and a river with public access 20 minutes down the road.


The property owner is a licensed craft cannabis producer.

Hello! Here are your check in instructions First of all, thank you for choosing to spend your weekend/week in the redwoods at N-40 Sunset View Properties. I'm sure you will have a great time. Important notes first: Occasionally we are an on-site host. Host is available from 8am-10pm to assist/answer general questions. **For assistance/emergencies/after hour issues, please text: Phone: 707.499.1591 Address: 4800 Mattole Rd Honeydew CA 95545 (GPS does not take you to this location so follow my directions above) Check-In:(4 PM) Check-Out: (11 AM) NO EARLY CHECK-IN/LATE CHECK-OUT: Due to back to back bookings, the location of the area, and the stringent cleaning protocols required, unfortunately we cannot arrange an early check-in or late check-out. We kindly ask that you do not arrive at the unit prior to check-in time of 4pm and ask the cleaning staff to prepare your room early as they are on a tight set schedule. *Please note that check-out is by 11:00 AM, the cleaning staff needs immediate access to ensure the unit is ready on time for the next guests. Thank you for your cooperation and understanding. There are no TAXI services, buses, or Uber. PARKING: The complex has 2 assigned parking spots for the 1 unit. Please park in front of the wood chips where it has a sign that says guest parking.(I think the sign blew away) Please do not park or block the driveways on either side of the cabin. UNIT LOCATION: When you arrive on site, the entrance is the black porch. Walk up the steps and the slider will be open. OFF GRID POWER: We are in the process of replacing our solar system so we are using our back up generator. There is a black remote located on the kitchen table. Hold the ON button for 3 seconds and the generator should fire up. Wait five minutes for the internet to reboot. Be nice to our planet and don’t waste resources or stink her out more than necessary. PLEASE TURN THE POWER OFF WHEN YOU LEAVE THE UNIT AND WHEN SLEEPING. INTERNET: TP - Link Pass Word : 88349923 The internet only works when the power is on. SLIDING GLASS DOOR WILL BE UNLOCKED: You can lock the door while you are inside the unit. Currently the sliding glass door does not lock from the outside. The door will be unlocked when you leave. Please take all valuables with you. NO PARTIES ALLOWED: Sunset View Properties is owned by families and we ask that you don’t party and leave a mess. Events are allowed but need advanced notice, written permission, and the host needs details. QUIET HOURS: The neighbors are far away so we just ask that you be respectful to the wildlife and planet. PETS: Pets are allowed with written permission. A pet fee will be applied. NO SMOKING: ABSOLUTELY NO CIGARETTE SMOKING ON THE PREMISES. Smoking is not allowed inside, outside, anywhere. FIRE DANGER is real please no smoking or flicking butts. If we find cigarettes butts we will charge a fee. HEATING AND AIR CONDITIONING: There is no air conditioning. For heat we have a propane wall heater and a thermostat on the wall by the bathroom. It works when the generator is off so please turn it off when you leave the cabin. It warms up quick. TV: No live TV service. All TVs are equipped with apps (Netflix, Hulu, Youtube TV and Amazon Video) for your streaming pleasure (personal account/subscription needed). To cast directly from your device to TV, you must be connected to your unit's secure wifi network. *PLEASE do not unplug the cat 5 cable of the TV. LINENS/TOWELS: Bathroom towels and mats are for bathing purposes only. *If towels are damaged or stained, there will be a $10 charge per item. Linens will be at full replacement cost.* We have provided river/beach towels and a picnic matt in the silver bin by the entry bench. If used please put it in the gray dirty laundry basket in the bathroom behind the door. All dirty laundry goes in that basket. CHECKOUT: 11:00 AM Please help by checking out on time and returning the unit to the condition you got it as much as possible. We greatly appreciate it if you are able to wash your dishes and place used towels and linens in a gray dirty clothes basket in the bathroom for easy removal by the cleaning crew. *Remember to sign out of any streaming apps if applicable*

Occasionally the host will stay int he building next door. It is a rare occurrence and you will be notified before your stay or 24 hours in advance.

CANCELLATION

Guests have the right to a full refund if cancelling within 24 hours of booking. Within 14 days of arrival , Guests receive a 50% refund. After this time, the full cost of the booking will apply.
