Your fully furnished well-appointed bedroom with private bathroom has our signature Mimos™ Coliving style to nurture our guests.

The space and amenities include everything you need for daily living. You just need to bring your suitcase, private toiletries and clothes.

A 10 minute walk to UofT, Metro grocery store, the Wine Rack. One minute to the Spadina subway station.

An eclectic mix of modern and vintage furniture, with whimsical, pampering touches, will let you relax and feel like you're home away from home.

Room 1A is on the first floor of the Mimos Coliving Spadina 11 Guesthouse located at 11 Spadina Road at Bloor. On the main floor, the room door is the first door on left on the the main level after you enter the private residence. This bright and airy room faces Spadina Road.

The private washroom includes a fully renovated shower, sink, toilet, hand soap, body wash, shampoo and conditioner.

The room has a comfy IKEA futon sofa bed (suitable for only one guest), fluffy pillows, comfy throw cushions, crisp white sheets, a desk, lamps, a mini fridge, a closet with hangers, fluffy white bath towels, hand towels and white face cloths. A ceiling fan, air conditioner unit and a hot water heater will keep you comfortable.

Please note our house backs onto the famous and historic Madison Pub, popular with the university crowd. In addition, the University and Bloor subway lines run below the house. This white noise is part of the charm in this historic house built in the 1870's. Earplugs are available at no charge.

In the event of a fire, follow the fire protocols listed on the back of your door. If safe to do so, evacuate the floor by stepping out of your room and turn right, walk to the front door to the sidewalk.

The heritage house underwent some major renovations Fall 2020, including our new kitchen! Features all the dishes, cutlery, pots, pans, cooking utensils, microwave, stove, oven, dishwasher, fridge, freezer, kettle, coffee maker, basic cooking supplies (oil, balsamic vinegar, spices, sugar, honey, butter, etc), unlimited coffee/tea...are all available for your use.

Coin laundry is onsite in the basement. An iron, ironing board, detergent, bleach and fabric softener are complimentary. Cost is $2 to wash and $2 to dry. The machines take one dollar coins (loonies) only. Change is available in the change jar on the window sill, based on the honor system. As a courtesy to other guests and housemates, please set your timer for 30 min. to wash and 60 min. to dry.

A co-working/co-study/collaboration lounge converts to an activity room for meditation, movie nights, games room and more.

Several common bathrooms and complimentary tea/coffee/microwave bars are all comforts for your enjoyment. A library corner is on the second floor for reading or quiet discussions. Participate in our art therapy wall. Learn about Toronto and Canada's history from the collection of historical artifacts displayed around the house.

Enjoy the urban backyard or "sidewalk cafe" day or night. Smoking and 420 is permitted in the designated area in the backyard.

This room can be used in conjunction with the kitchen rental or backyard rental, and can be set up as a dining area for up to 8 people.

Important: Our properties are protected by SUPERHOG, the digital trust platform that enables hosts, operators and guests to confidently transact in the short-term rentals space. Please note that once you have booked, you will be required to verify yourself with SUPERHOG.

Smoking is Permitted

There is no smoking inside but the property is 420 friendly. ( Smoking permitted in the designated area in the open backyard. )

About the Neighbourhood

Spadina and Bloor is the best intersection of the city. The Annex district is at the heart of Toronto. The Annex is mainly residential, and streets are lined with tall trees dwarfing the large Victorian and Edwardian houses, most of them built between 1880 and the early 1900s. There are now over 500 buildings in the Annex that are protected by the Toronto Historical Board, including the Mimos Coliving Spadina 11 Guesthouse.Along Bloor, there are many trendy restaurants, cheap eats, grocery stores and small shops. Koreatown, The Royal Ontario Museum, Casa Loma, The Bata Shoe Museum, The Art Gallery of Ontario, University of Toronto and Kensington Market are all within a 30 min walk.

The front door is locked with a code system. Message me in advance and I'll make sure I'm here to let you in. Deliveries and attendees can enter through the secret private side gate.

HOUSE RULES

This is a coliving house with many rooms in it and many shared, common areas including a co-working/collaboration lounge, exhibit space/stations in the hallways, a full kitchen with two sinks, backyard, sidewalk cafe area, reading area, meditation area and games room. You are welcome to book any of the shared spaces for a private or semi-private function. Please be respectful of other guests.

CANCELLATION

Guests have the right to a full refund if cancelling within 24 hours of booking. Within 14 days of arrival , Guests receive a 50% refund. After this time, the full cost of the booking will apply.
